Tracks guide the rollers as the door opens and closes. A small tap from a vehicle bumper, a loose lag bolt in the header, or years of vibration can knock tracks out of alignment. The result is a door that binds, rubs or pops, and if left alone, tracks can fail badly enough to drop the door out of the opening.

    We use a level and gap gauges to identify the exact points where the tracks are out.

    Loosen and re-set

    Track brackets are loosened, the tracks are moved into square, and hardware is re-tightened to spec.

    Where the vertical or horizontal tracks are dented beyond straightening, we install a matched replacement section.

    Full-cycle test

    The door is cycled multiple times with the opener and by hand to confirm smooth travel.

Maintenance tips

  • Never grease or oil the inside of the tracks, it attracts grit and worsens roller wear.
  • Check that the tracks are vertical (plumb) once a year; a tape measure across both tracks at top and bottom should read the same.
  • Tighten track lag bolts and brackets annually.
  • If you tap the door with a vehicle, have the tracks inspected even if it looks fine, small bends worsen quickly.
