A garage door opener is a small motor doing a large job, hoisting a 200-pound door up to a dozen times a day, year after year. When an opener starts acting up, the fix ranges from a five-minute sensor realignment to a full logic-board replacement. The most common opener problems we see in Langley, Maple Ridge and the Fraser Valley are misaligned safety sensors (often knocked by a bike or lawnmower), stripped drive gears in belt- and chain-drive units, dead capacitors on older motors, and remote and keypad programming issues. Maintenance tips

  • Clean the safety-sensor lenses every 3–6 months with a soft dry cloth.
  • Check the sensor alignment monthly, the LEDs on both sides should glow steady, not blink.
  • Replace remote batteries once a year, even if they seem fine, weak batteries cause intermittent failures.
  • Never spray lubricant into the opener motor housing; only lubricate the drive chain or screw drive per the manual.
